The risk prevention documentation of this ruinous villa is based on a very detailed research of the building and its surroundings, with many specialists involved. Their cooperation and mutual discussions to keep as many of the values as possible, resulted in a complex package instead of a set of independent opinions, far beyond the usual routine.
Heritage buildings the same age shouldn't be analysed without the overall context. Therefore the historical part of the documentation includes e. g. information about other protected properties of the area, the modifications of the stucture, some filled-in cellars, and even the heritage trees of the land. In short, all the details that can add to the future rehabilitation of the former bourgeois villa/ children's sanatorium.
A collapsed gable and fallen columns indicate the stages of turning into a dangerous building, being damaged during a storm prior to which the roof above the portico had been a wreck for years. Records of devastating effects of a modern or inapproriate function, or inevitable damages occuring by the lack of maintenance, along with the list of the necessary immediate and long-term preservation actions, are suitable for forwarding a message on the importance of preservation and  sustainment of similar estates.
